These terms apply to the Feature Membership — the $9.99/month service where Trident Corporate Housing publishes your property on tridentcorporatehousing.com. You accept them when you submit a property for featuring.

You're paying $9.99 a month for us to publish and market your property on our website. You confirm you own it or can market it, that the details and photos are yours to give us, and that the information is accurate. We write and review the page, and we can edit or decline anything that doesn't meet fair housing rules. We don't guarantee inquiries or bookings. You can cancel any time and we'll take the page down. If a client is matched to your home, that's a separate written agreement we negotiate at the time.
These terms are between you (the "Owner") and Trident Holdings Group LLC, trading as Trident Corporate Housing ("Trident", "we", "us"), a New Jersey limited liability company. They apply only to the Feature Membership. Submitting a property to our free sourcing list is not covered by these terms and creates no fee, no publication, and no obligation on either side.
You confirm that you own the property you submit, or that you are authorised by the owner to market it. If you act for an owner, you confirm you have their permission to accept these terms on their behalf. You remain responsible for the accuracy of what you submit either way.
For $9.99 per month per property, Trident will:
The Feature Membership is a marketing service. It is not a lease, a letting agreement, a management agreement, a booking service, or a promise of business.
Trident does not guarantee inquiries, bookings, tenants, occupancy, income, search ranking, traffic volume, or any particular level of visibility. Corporate housing demand varies with the projects, contracts, and assignments active in a given market, and some months are quieter than others. Any traffic or performance figures we publish are historic, site-wide, and not a forecast for your property.
You confirm that the photographs, descriptions, and other material you provide are yours to give us, or that you hold the rights needed to let us use them. If a photographer, agency, or listing platform holds rights in your images, it is your responsibility to make sure we may use them.
You grant Trident a non-exclusive, royalty-free licence to host, resize, crop, compress, and display that material for the purpose of marketing your property, for as long as your feature page is live. This licence ends when the page is removed. We may write our own description of the property rather than reproducing yours.
Where you supply a link to an existing listing on another platform, you confirm you are entitled to share it and that we may use the details and images on it to build your page.
You confirm that the information you submit is accurate and current to the best of your knowledge, including bedroom and bathroom count, sleeping capacity, furnishing, condition, parking, amenities, and availability. You agree to tell us promptly when something material changes — in particular if the property becomes unavailable, is rented, or is taken off the market. We will update or remove the page.
Every property feature on our site is a housing advertisement and must comply with the federal Fair Housing Act and all applicable state and local fair housing laws. Feature content may not state or imply any preference, limitation, or discrimination based on race, colour, religion, sex, disability, familial status, national origin, or any other class protected in the property's jurisdiction. That includes describing the kind of occupant a property is intended for.
We review all content before publishing and will edit, rewrite, or decline anything that does not meet this standard. Where we edit your copy for this reason we will tell you. Trident may decline or remove any feature at its discretion.
Submitting a property does not publish it. We review each submission and typically publish within two business days. We may ask for additional detail or better photographs before we do. We may decline a property that we do not believe we can market effectively, in which case we will cancel the membership and refund the current month.
Inquiries about your property come to Trident, not to you. We screen them for dates, length of stay, headcount, and who is paying, then bring qualified interest to you with those details. Your name, phone number, email address, and exact street address are not published on the feature page.
If a client is matched to your property and you wish to proceed, Trident enters into a sublease directly with you or your property manager and places the occupant. That sublease is a separate written agreement, negotiated at the time of the match, and nothing in these terms commits either of us to it. You approve the rate and the placement before anything is confirmed. Trident does not act as your agent, does not collect rent on your behalf, and does not sign agreements with third parties in your name.
The Feature Membership is $9.99 per month, per property, charged through Stripe. It renews automatically each month until cancelled. You may cancel at any time through the Stripe customer portal linked on our owners page, or by emailing us.
Cancelling stops future charges and your feature page is removed from the site. Fees already paid for the current period are not refunded except where we decline or remove a property under section 8, or where a refund is required by law. If a payment fails and is not cured, we may suspend or remove the page.
We use the details you submit to market your property and to match it against client demand. We do not sell your personal information. Consent records, including the date and version of the terms you accepted, are retained for our records.
Trident provides the Feature Membership on an "as is" basis. To the fullest extent permitted by law, our total liability to you in connection with the Feature Membership is limited to the fees you have paid us for that property in the twelve months preceding the claim. Nothing in these terms limits liability that cannot be limited by law. These terms do not affect any separate sublease, which carries its own terms.
We may update these terms. Material changes will be posted on this page with a new date, and we will notify active members by email. Continuing your membership after a change means you accept the updated terms.
These terms are governed by the laws of the State of New Jersey, without regard to its conflict of laws rules.
